Project and Developer Description
First-ranking mortgage-backed loan aimed at partially financing the acquisition of land and associated soft costs for a hotel project in Seville, a city renowned for its strong cultural and tourist appeal.
This is a bridge loan for the development of a 4-star hotel with 80 rooms and a total area of 4,020 m². The hotel’s modern tower design includes 15 above-ground floors, 2 underground levels, and a rooftop featuring an infinity pool and lounge area with panoramic views of the city. The project is strategically located next to the Santa Justa high-speed train station.
The project has already obtained its building permit.
The hotel will be operated by AZZ Hoteles, the hospitality brand of Grupo Visasur, the project’s developer. Founded in 1979, this family-owned Seville-based group boasts a strong track record in real estate and 7 years of experience in hotel management.
Although the developer plans to retain the property as part of its portfolio, the theoretical sale value is estimated at €10,800,000 (€135,000 per room), in line with market values for hotels in this segment in Seville.
At the time of the purchase agreement, the developer will contribute approximately €492,772 (40.30% of the capital), while Civislend investors will provide €850,000 (59.70% of the capital).
